REAL ESTATE MARKET IN AND AROUND OSOYOOS SLOWLY ...

Following several lean years directly related to Canada?s worst recession in decades, the real estate market across the South Okanagan appears primed for a rebirth.
Here in Osoyoos, local realtor Allan Taylor says the market is still recovering from the recession of 2008; however, there are many indicators that much brighter days aren?t far away, noting this is a ?terrific buyer?s market as many homeowners had no choice but to lower prices over the past three and four years due to a very stagnant market.?
With major new developments like Osoyoos Cottages on the Lake, Gallagher Lake Village Park, Canyon Desert Golf Villas and the pending development of Phase III of the Spirit Ridge Resort and Spa, there are developers willing to gamble that the next few years are going to see a return to prosperity and high demand in the region?s real estate market, said Eric Van Maren, the owner and president of Osoyoos Cottages on the Lake.
His company recently invested roughly $100 million to build 284 homes on the north shore of Osoyoos Lake, about 20 minutes from downtown Osoyoos. Only two months after four model homes were opened for the viewing public, the development has now sold more than 30 homes and he remains very confident dozens more will be sold in the next year, said Van Maren, who has been building homes and subdivisions in British Columbia for more than 30 years.
?We believe we have one of the most unique and beautiful developments being built in the province,? said Van Maren. ?We also believe the South Okanagan is going to be a destination point for people looking to purchase a home in one of the most beautiful places in the province.?
Interest rates and housing costs remain attractively low and, as a result, buyers are starting to see that buying property is a good investment once again, said Jim Gardner, the developer with Maximum Modular Builders in Gallagher Lake Village Park ? a single family home development where 100 new modular homes will be built in the next two-to-three years near Gallagher Lake, located five minutes north of Oliver and 20 minutes south of Penticton.
?The biggest draw to the South Okanagan is the lifestyle,? said Gardner. ?Business owners are choosing to set up satellite offices in the South Okanagan so they can live and work where they play. The region boasts some of the best lakes, wineries and golf courses in Canada.
?People want to live here and they want to retire here. They are going to want new houses to live in. That?s what our development is all about.?
Over the past calendar year, Gallagher Lake Village Park has also sold roughly 30 homes, which range in price from $170,000 to $235,000.
?We have had phenomenal momentum with sales and interest from clients all over British Columbia and Alberta,? said Gardner. ?They are extremely impressed with the quality of our modular homes, particularly at such an attractive price point.?
Spirit Ridge Phase III is being called The Residences. They have sold more than two dozen units in the past eight months and expect to sell many more once construction begins in earnest this coming spring, said Curt Jansen of Bellstar Realty, which owns the Spirit Ridge Resort and Spa.
?Many snowbirds appreciate the security the Canadian health care and banking systems offer, so purchasing a home in Canada?s warmest region is a win-win situation,? said Jansen. ?Many want to spend half the year in Canada and the other half down south.
?Prices in the Okanagan are quite reasonable. People can sell their homes in Vancouver, Calgary or Edmonton, buy a home in the Okanagan and have plenty of cash left over to enjoy a great lifestyle.?
This year has seen market resurgence in the South Okanagan, he said.
?The key ingredients influencing this resurgence are reasonable prices, low interest rates, abolition of the HST, increased value of homes in larger centres and a building Baby Boom generation ready to enjoy a warm, safe and secure Okanagan lifestyle.?
Taylor, who has been selling real estate in Osoyoos and area for more than 12 years and has more than 30 years of experience in the industry, said the picture isn?t quite as rosy right in Osoyoos, however, there are strong indicators a ?very soft market? is about to rebound after several lean years caused, almost entirely, by the national and worldwide recession.
When housing prices in Greater Vancouver drop off by nearly 20 per cent, as they have in the past year, it usually means prices will drop significantly in Osoyoos, but that hasn?t been the case over the past several months, said Taylor.
?There has been a long history that what happens in the Okanagan follows the Vancouver market, but that?s not the case this time around,? he said. ?With the higher-end homes here in Osoyoos, there hasn?t been any dramatic drop in prices at all.?
While the market remains soft in Osoyoos for those looking to sell, especially luxury homes, there are almost 140 active listings in single family homes, meaning it?s a great market for those looking to purchase a home in the medium and low price ranges, said Taylor.
?The vast majority of activity is in the lower-end homes in the price range from $200,000 to $325,000 ? there are so many homes in that range that you can find a very good deal,? he said. ?Single family homes in this range have moved and continue to move.?
Another bonus with the local market is you can still purchase an ?incredible, executive home for $500,000?, which remains very appealing to buyers from the big city who are looking at selling their homes, buying a nice place in Osoyoos and still having a lot of cash left over once their home sells, he said.
?You can still buy a gorgeous home in Osoyoos for $500,000,? he said. ?In Vancouver, you?re looking at one million or even higher for a decent bungalow ? there are still people looking to sell there and come here and buy a beautiful place and have all that money left over to live a very good quality of life.?
Taylor says ?the local market is very close to bottoming out? following the recession and he believes the market in and around Osoyoos will continue to rebound slowly, but surely, over the next two-to-three years.
?It remains a very good time to buy a home in Osoyoos,? he said. ?Things will continue to stabilize and I don?t think we?re going to see any dramatic changes for four or five years. The good news is it?s going to get better because it can?t get any worse than it has been since the recession hit the industry so hard.?
Being able to purchase a brand new modular home near waterfront property is appealing to a lot of people and that?s? why he started the Gallagher Lake project in the heart of the recession, said Gardner.
?We started when the market was just brutal,? he said. ?We didn?t? sell a home for months, but things have turned around and taken off and there has been a lot of interest these past few months and we believe the future is very bright.?
Van Maren agrees.
His company wasn?t going to invest $100 million unless it truly believed they could sell every one of the almost 300 homes that make up the Osoyoos Cottages on the Lake development, he said.
By the fall of 2013, more than 30 homes will be built at the site and he?s confident more than 100 homes will be sold, which is a clear indication the real estate market in the South Okanagan is in for a huge resurgence after some very difficult years.

tales of me and the husband: Some thoughts on step parenting.


This is one of those posts that I have in draft form for weeks. ?I go back to it, edit it, file it away again. ?Publish it? ?Maybe. ?Skip it? ?Quite possibly. ?It's tricky. ?Talking about parenting from a step mom perspective. ?It's something I do with my sisters, with Steve, with my Mom and closest friends. ?Occasionally with a counselor too (thanks be to the counselors!).??People who will both listen to me and give me the feedback that I want, and don't want, to hear. ?People who will listen with a keen ear, be empathetic, non-judgmental, but also share the here-is-what-you-need-to-change bits. ?But it's something I have a hard time doing here. ?As much as I have a hard time doing it, it's hard not to also.

There are times where I come to this space wanting so badly to talk about it, to maybe reach someone going through a similar situation, or maybe someone who has advice worth sharing, or really just simply talk, share. ?I was inspired by Jane's post here when she said, towards the bottom, there's really not much out there, in the blog-community, that talks about parenting teenagers. ?And, hello, that is by far the hardest stage of parenting. ?And, I daresay, step parenting too. ?The place where we need the most, we lack the most. ?So, I'm going to attempt to talk about it, and not let this one fall back into the drafts folder yet again. ?It's going to ramble on, perhaps conclusion-less, journal entry style. ?Forgive me!

Parker's less than a year away from where Lindsey was when Shannon got sick. ?He's one year away from where Lindsey was when she died. ?I have always been able to rattle off the age of the kids pretty quickly. ?Their current ages, and the ages they were when she passed away. ?It's an integral part of the story, and strangers who hear the story inevitably ask, "How old were they??"

Two. ?Lindsey was two. ?I've always known it but been, I don't know, detached from it? ?Or not quite as aware of a two-year old as I am now. ?What they're like, how often they cry or laugh, need their diaper changed, need their Mom. ?Of course, Parker's not two yet. ?But, I can imagine, a little bit, what he'll be like this July. ?How little he'll still be (to me, anyway), how often he'll need to be fed, picked up, kissed, how he may still want me to rock him to sleep at naptime, how I'll know, better than Steve, how to scramble an egg for him just right, or what his favorite foods are. ?The idea of me not being around? ?Well, it's unthinkable.

Just this morning, Steve and I were sitting eating hash browns and eggs and, like it had just occurred to me, I said, "He's not that far from where Lindsey was when Shannon died." ?Steve said, "I think of it nearly every time I change his diaper."

I have been told that Shannon was utterly content and peaceful, right through her last days. ?I have to attribute this to peace to none other than God himself, because I don't know how someone can be that way knowing that there is a huge possibility they'll be leaving behind what they hold most dear. ?Steve has said it was remarkable. ?I imagine that it was.

Step parenting is hard. ?Who am I kidding, parenting is hard. ?I put on a good front here, but it's really hard. ?Not all the time, but a lot of it. ?There is so much I don't talk about. ?And, lest your favorite blogger is telling you otherwise, there is so much all bloggers don't talk about. ?You're not seeing most of the picture. ?A blog is a moment, a fleeting moment, the things we wanted to remember. ?There are times, a lot, when I throw my hands up in the air and just pray for wisdom. ?Cause I don't know many people who really know how to parent their teenager, let alone step parent them.

It's hard to be only ten years older than one of your step kids and be some sort of authority in his life. ?It's harder when he really have an issue with authority in general. ?When, even the mere suggestion that he clean up after himself is met with a who-do-you-think-you-are look. ?It's hard to feel like you get no respect. ?It's hard to wonder if, at times, you deserve it. ?It's hard to feel like too much is expected of you, like your best is not good enough. ?It's hard when you know that sometimes your best isn't that good.? It's hard to know that, gosh, if he'd just let down his guard you could seriously be friends. ?(Friends like we used to be.) ?It's hard knowing that, at this point, he's not that receptive to love. ?From me, from Steve. ?It's hard when you feel like you're on an opposing team but really, you're rooting for him. ?It's hard to wonder if these issues--the above and more--are specific to me, to a step parent/step child relationship, or if Shannon would be going through the same things. ?I suspect, a lot of the times, it's the latter. ?It's hard, it's just hard.

Because he's not interested in being in pictures or smiling for them, you don't see a lot of him here. ?He's smart, really smart, and is doing well in school. ?He's also working most weekends so when you don't see him showing up here or on Instagram, it's probably because he's actually not with us or because he avoids the camera. ?There are too many battles to fight, I let that one go. ?He is motivated and inquisitive and hard working. ?And, when he has his guard down, he can be really funny. ?There are so many positives. ?But, yes, parenting him is hard right now (and most of it, Steve handles). ?So, there's my attempt to put into words some of the thoughts I have. ?To let you know that he's not getting cropped out of pictures (you didn't think so, now did you?) and that, well, he's a tough one at the moment.

In some ways, I wish we could skip the teen years.

I began this post with Shannon. ?I'm afraid it's too easy, eight years later, to forget the loss they suffered. ?To remind yourself of their past, their pain... I don't do it enough. ?It's something that undoubtedly marked them, particularly the two older boys, forever. ?I cannot begin to fathom the ways. ?And, not that they should be off the hook, or handled with kid-gloves because they lost their mother, but it is something to remember.

Thread: hallway/entryway bench - Family Woodworking

my wife showed me a picture a few months back of a bench that looked something like the one in the picture.
I told her Id get to it eventually.
I havent been that motivated lately, but I decided last week to get going on it and start moving, trying to complete it before our anniversary this weekend. Figured maybe this year Id give elen something besides a card. Not going to happen, Im nowhere near completion.

the thing I like about projects like this is that I didnt have a plan.
I made 52 out of 54 parts so far. All 52 parts have to fit into at least 2 other parts(mortise and tenons), and if one doesnt fit, the entire build wont fit right. I havent made the tenons on the front legs for the arms, nor made the tenons on the arms to secure to the back legs.
I clamped it all together and kept my fingers crossed every part would fit together.
Panels are all glued, secured with one brad to hold so no overnight clamping, avoiding things moving, as I really needed everything square for this.
It all fit.
I also made holes for a few pocket screws so when I glue it all up, I can secure the panels to the legs and make sure I dont have any movement once I make sure its all square.
Legs are glue ups, I dont have anything other than michigan 4/4 walnut.
The last 2 parts are the bottom(plain ole baltic plywood), and the bench seat which will be glued up.\
Its all walnut, except for the panels, that noname wood that looks great.

I didnt put any slats under the arms, as I intend to extend the bench seat over the side panels. Not sure if Im 100% happy with my decision, but a nice colorful bench cushion and I dont think the arm slats will be missed.
I also tapered the legs a bit, again, maybe I should have only tapered the bottom 2 inches and made the cabinet wider, oh well, I doubt she will keep much in there anyway.Made this unit on the fly, just went along piece by piece and tried to group all machine work together to get work done faster.
and originally, I was just going to plywood the panels in the back, but decided to just do it right.

I know the panels will really pop when they are oiled. Its the same wood I used for my sons bar panels, and his small entertainment unit.(as well as one of the headboards I made)
First time I used the mystery wood with walnut. A great match up.

I believe I also should have thrown in 3 or 4 more back slats, but its too late for that also, like I said, made it up as I went along.

cut the stiles and rails for the doors today, panesl are already made. Hopefully get it all cleaned up and sanded, glued together with base and doors in place by this weekend.

heres a picture of something almost identical* of what my wife showed me, and heres a few shots of my dirty, glue stained project clamped up(not glued)

*my wife made it clear she doesnt like the top opening, asked me if I could make it more like a cabinet that opens from the front. I only put 2 doors in, thinking maybe a third would have made center access easier, but I went for a look. Not changing it now.
She doesnt know I made it for , if she reads this, well, Ill show her as far as I get by sunday.

So, not only is the accelerator mapping modified, maximum speed is also limited to 90 km/h (56 mph). Comfort functions such as the heating and air conditioning are furthermore run at the minimum level required to prevent the windows from misting up, for instance. Electrical consumers like the seat heating, mirror heating and non-essential components of the daytime running lights are even switched off completely. As a result of all this, more miles can be added to the vehicle's range.

The BMW eDrive system fitted in the BMW i3 Concept Coupe is designed to allow the vehicle to cover a distance of around 160 kilometres (100 miles) on a full battery charge before it has to be plugged into a charging station again. This range comfortably allows it to be used for more than just urban mobility.

The BMW i3 Concept Coupe comes with two top-class displays, which provide the interfaces for the exchange of information between vehicle and driver and for operating the infotainment and communications functions. Information that can help to make driving a more comfortable, efficient and safe experience is flashed up in the displays. The navigation system, meanwhile, is networked with the outside world via BMW i ConnectedDrive.

Information is visualised in the form of three-dimensional, high-resolution graphics depicted in the reduced style typical of the BMW i brand. The task of the instrument cluster is assumed by a 6.5 inch (16.5 centimetre) screen positioned on the steering column, where all driving-related information appears in digital form. The second display in the centre of the dashboard is positioned at exactly the same height for perfect legibility. With a screen diagonal of 8.8 inches (22.4 centimetres), it enables detailed graphics to be reproduced, just like the central information display in BMW production cars. This screen is used, for instance, to display the functions of the navigation system including the BMW i ConnectedDrive services. Apart from the route guidance function, the system also offers drivers assistance with their mobility requirements that extends beyond just the journey planning. One of the key elements of the networked navigation unit is a dynamic range display, which delivers precise, reliable readings by factoring in all relevant variables.

The battery's charge status, driving style, activity of electric comfort functions and the selected driving mode are all taken into account for the calculation, along with the route's topography and current traffic levels. The system is therefore able to make allowance for the extra energy used up for both an upcoming climb and stop/start traffic or traffic jams, and lowers its range calculation accordingly. Up-to-the-minute and detailed real-time traffic data is also added to the equation. The information is analysed and evaluated centrally by the BMW ConnectedDrive server that stays in permanent communication with the vehicle thanks to its built-in SIM card. The SIM card's fixed installation ensures an optimum connection at all times throughout the vehicle's life.

The dynamic range display is visualised on the vehicle's central information display not only as a figure but also as a peripheral contour within the navigation map. Taking the vehicle's current location as a starting point, all points that can be reached with the available energy reserves are joined up to form a peripheral contour. Since the driver is able to actively influence the vehicle's energy consumption and therefore its range by switching the driving mode, the graphical representation of the range calculation is always made available in two variants, allowing the driver to view the relevant current range regardless of whether the COMFORT, ECO PRO or ECO PRO+ mode is selected.

When route guidance is activated, the driver is given a precise and true-to-reality indication of whether the destination is within range and how much energy he has to spare. The most efficient route is also shown as an alternative to the fastest. If necessary, the Range Assistant will even recommend changing to ECO PRO or ECO PRO+ mode in order to increase the range. Brazil's Rousseff scrambles to contain latest scandal

BRASILIA (Reuters) - Brazilian President Dilma Rousseff is scrambling to contain fallout from a corruption scandal involving government officials linked to her mentor and predecessor Luiz Inacio Lula da Silva that has given her political opponents fresh ammunition.

The new scandal, which comes two weeks after the conviction of top Lula aides in Brazil's biggest-ever political corruption trial, could delay government decisions over airport upgrades and other infrastructure projects that are badly needed to make the world's sixth-largest economy more efficient.

It is not, however, expected to significantly dent Rousseff's popularity or her chances for re-election in 2014, since the details of the scandal are complex and the individuals directly implicated so far are outside her inner circle.

Police raided government offices in Brasilia and Sao Paulo on Friday and seized computers and data. Six people, including directors of two regulatory agencies, were arrested for using their government positions and contacts to sell approvals and favorable reports to businessmen.

Opposition senators have since called on government officials to testify before Senate committees. One congressman said Lula himself should appear to explain the role of his former personal assistant, Rose de Noronha, who police say was at the center of the influence-peddling ring.

Lula, who was president from 2003 to 2010 and still retains enormous influence in Rousseff's Workers' Party, said he felt betrayed when he heard Noronha had been implicated in the scandal. "I feel like I've been stabbed in the back."

Rousseff promptly fired Noronha and other officials under investigation. She also ordered a review of all decisions taken by the alleged corrupt officials.

Among those arrested was Rubens Carlos Vieira, director of airport infrastructure at the National Civil Aviation Agency. That has raised fears that investigations could delay the auctioning of private concessions for airports in Belo Horizonte and Rio de Janeiro, among 12 Brazilian cities hosting the 2014 soccer World Cup.

World soccer body FIFA expects stadiums will be ready for the tournament but is worried that Brazil will not have enough hotels for the estimated 500,000 foreign visitors and that airport improvements will not be ready on time.

A government source said Vieira's actions would not compromise private concessions granted earlier this year to operate airports in Brasilia, Campinas and Sao Paulo.

An overdue plan for private companies to upgrade Brazil's congested seaports and build new ones will still be announced on December 6 as planned, the source told Reuters.

OPPOSITION AMMUNITION

The government is hoping the influence-trafficking scandal will blow over if no new damaging revelations emerge to distract political energy away from Rousseff's top priority of restoring solid growth to a once booming economy.

Her agenda is packed with issues crucial to Brazil's development, including a plan to lower Brazil's high electricity costs that has yet to be ironed out, plus a decision she must take by Friday on a bill to share royalties from oil-producing states with the rest of the nation.

Government business could get sidetracked if opposition leaders get their way and open a congressional investigation.

Senator Alvaro Dias, of the opposition PSDB party, called on Monday for Rousseff's justice minister to appear before a Senate commission hearing, along with Attorney General Luis Inacio Adams, her top legal adviser whose deputy was implicated.

Adams is one of the four or five people Rousseff most relies on for advice, a top government source said, and he was in line to become her chief of staff in a cabinet shuffle expected in February. That is probably not in the cards anymore as Adams is expected to lose clout inside the president's inner circle.

Adams and other officials implicated in the new corruption case were Lula appointees inherited by Rousseff, which will help the president shield herself from the fallout. Although Lula's support was critical to Rousseff winning election in 2010, she has after two years as president established her own image as an effective administrator who is tough on corruption.

"Dilma is Dilma, and not Lula's ventriloquist doll. She has her own style, her own way of operating, her own agenda," political consultant Andre Cesar said.

Time is also on Rousseff's side. Congress will enter recess on December 20 and stay out until February. With the year coming to an end, many Brazilians are more concerned with Christmas shopping, planning for the summer holidays and who will coach their soccer team for the World Cup than another scandal.

"The calendar is the government's best ally at this point," Cesar said.

7. She thinks she won?t find anybody better. It?s hard to imagine what attracted Angelina Jolie to Billy Bob Thornton, but during the course of their three-year marriage, indulged frequently in public displays of affection, and even wore vials of each other?s blood as necklaces. They ultimately split because they had different ideas of how they wanted to live; Angelina is a well-known globetrotter and Billy Bob is a homebody. When they split, they had just adopted son Maddox from Cambodia. Assuming the role of a single parent must have been scary for Angelina, but just one year later, Angelina met Brad Pitt met Brad Pitt, and the rest is history!

From degeneration to regeneration: Advances in skeletal muscle engineering

ScienceDaily (Nov. 26, 2012) ? A study published today in BioMed Central?s open access journal Skeletal Muscle reports of a new therapeutic technique to repair and rebuild muscle for sufferers of degenerative muscle disorders. The therapy brings together two existing techniques for muscle repair ? cell transplantation and tissue engineering ? specifically, mesoangioblast stem cells delivered via a hydrogel cell-carrier matrix.

A number of conditions can lead to considerable degeneration or loss of skeletal muscle and, since skeletal muscle has a limited capacity for self repair, therapies for muscle reconstruction or regeneration are often necessary. There are currently two ways to rebuild muscle: cell transplantation, whereby stem cells are injected directly into the muscle or arteries, and tissue engineering, whereby cells are embedded on a biomaterial scaffold to reconstruct a whole muscle.

Stem cell transplantation on its own can be limited by poor cell survival, but the authors hoped that the technique in combination with tissue engineering could increase the chances of efficacy for localized disorders of muscle.

The research team, comprised of researchers from institutions all over Europe, embedded Mab cells within a polyethylene glycol and fibrinogen (PF) hydrogel scaffold that has a proven track record in tissue and cardiac engineering. The Mab/PF grafts were then injected into mice, directly into the chronically inflamed and sclerotic regions typical of the advanced stages of muscular dystrophy. The team observed increased engraftment and survival of Mabs when injected with PF than with Mabs suspended in saline solution.

Five weeks after treatment, analyses revealed that Mabs had better integrated into regenerating muscle fibers when used with a PF carrier than when used without. In addition, there was better organization of muscle fibers when Mabs was used in combination with PF.

Lead author Cesare Gargioli commented, ?This study demonstrates a novel tissue engineering approach that is capable of producing enriched donor cell engraftment into skeletal muscle after an acute injury or in more-difficult-to-treat advanced-stage muscular dystrophy. Both Mabs and PF are currently undergoing separate clinical trials, but their combined use may increase efficacy for sufferers with more localized forms of muscular dystrophy or disorders that lead to damage of skeletal muscle, including hernias and sphincter disorders.?

Mass. natural gas explosion damaged 42 buildings

SPRINGFIELD, Mass. (AP) ? Preliminary investigations show more than 40 buildings were damaged in a natural gas explosion in Massachusetts that injured 18 people, building inspectors said Saturday.

A strip club was flattened and a day care center was heavily damaged in the massive blast Friday night in Springfield, one of New England's biggest cities.

Investigators were trying Saturday to figure out what caused the blast that could be heard for miles, left a large hole in the ground where the multistory brick building housing Scores Gentleman's Club once stood and scattered debris over several blocks.

Officials already had evacuated part of the entertainment district after responding to a gas leak and odor reported about an hour before the explosion. Gas workers venting a gas leak got indications that the building was about to explode and they ducked for cover behind a utility truck ? along with firefighters and police officers ? just before the blast, said Mark McDonald, president of the New England Gas Workers Association.

Most of the injured were in that group, and the truck that saved their lives was essentially demolished, he said.

"It really is a miracle and it's an example of our public safety officials, each and every day, putting themselves in harm's way, taking what could have been considered a very routine call of an odor of gas, but they took the proper precautions," State Fire Marshal Stephen Coan said. "And thanks to God that they did."

Officials also marveled how the 5:30 p.m. blast occurred when a day care center next door was closed. The center's building was heavily damaged.

Lt. Gov. Tim Murray and Springfield Mayor Domenic Sarno were attending a tree-lighting ceremony when the explosion occurred. Sarno said some people mistakenly thought the boom was part of the holiday event.

The explosion blew out windows in a three-block radius, leaving at least three buildings irreparably damaged and causing emergency workers to evacuate a six-story apartment building that was buckling, police said. Pieces of broken glass littered streets and sidewalks. It was unclear how many residents had been evacuated. A shelter was set up at a school, but city officials said no one stayed there overnight.

Omar Fermin, manager of the Punta Cana Restaurant two blocks from the explosion site, found the floor-to-ceiling windows blasted out when he came to check on the property Saturday morning.

"It looks like an earthquake hit," said Fermin, a native of the Dominican Republic. "I've never seen anything like it."

He said he was waiting for someone to come and assess the damage. He worried the restaurant would remain closed for weeks while the owner seeks to replace the massive custom-made windows.

Authorities cordoned off the center of the explosion Saturday as building inspectors worked to identify unsafe structures. Anxious residents gathered at the perimeter, waiting for permission to visit their buildings.

Preliminary reports show the blast damaged 42 buildings housing 115 residential units, said Thomas Walsh, spokesman for the mayor.

Three buildings were immediately condemned, and 24 others require additional inspections by structural engineers to determine whether they are safe, Walsh said.

Dogs trapped in abandoned buildings barked loudly Saturday as building inspectors fanned out across the area. One inspector said he wished he could get a ladder and permission to retrieve a dog that was barking in the upper floor of one building sealed off from residents.

Authorities are opening an animal shelter for pets affected by the explosion, Walsh said.

Coan, the fire marshal, said his office is investigating the cause of the blast and its possible origin. The state's Department of Public Utilities was also investigating.

Sheila Doiron, a spokeswoman for Columbia Gas of Massachusetts, said the company will continue to monitor for any potential leaks within several blocks of the blast site. So far, she said, the company hadn't yet found any measurable readings.

The utility will keep at least 30 workers at the scene, along with a so-called sniffing car mounted with sophisticated gadgets capable of detecting low levels of gas leaks, Walsh said.

Doiron said the company also didn't find in its records any gas odor calls to the area where the strip club was located.

Authorities also deployed police officers throughout the area to prevent looting, Walsh said.

The victims were taken to two hospitals in the city. Those injured were nine firefighters, two police officers, four Columbia Gas workers, two civilians and another city employee.

Springfield, which is 90 miles west of Boston and has about 150,000 residents, is the largest city in western Massachusetts. It's known as the home of the Basketball Hall of Fame, which is not near the blast site.

The city has been rebuilding from damage caused by a tornado in June 2011.

'Twilight,' Bond, 'Lincoln' lead record weekend

LOS ANGELES (AP) ? Bella Swan, James Bond and Abe Lincoln have combined to lift Hollywood to record Thanksgiving revenue at the box office.

Kristen Stewart's finale as Bella in "The Twilight Saga: Breaking Dawn ? Part 2" was No. 1 again with $64 million during the five-day holiday stretch that began Wednesday, according to studio estimates Sunday.

Daniel Craig's Bond adventure "Skyfall" came in at No. 2 with $51 million, while Daniel Day-Lewis and Steven Spielberg's Civil War saga "Lincoln" finished third with $34.1 million.

According to box-office tracker Hollywood.com, the three films paced Hollywood to an all-time Thanksgiving week best of about $290 million from Wednesday to Sunday.

That tops the previous record of $273 million over Thanksgiving in 2009, when "The Twilight Saga: New Moon" led the weekend.

This Thanksgiving also was a huge 25 percent jump from a year ago, when domestic revenues were a weak $232 million as some big holiday releases fizzled.

With a strong December lineup ahead, Hollywood has resumed its record revenue pace for the year after a brief box-office lull in late summer and early fall.

Domestic revenues for 2012 are at $9.75 billion, putting Hollywood potentially on track for its first $11 billion year, which would beat the 2009 record of $10.6 billion, said Hollywood.com analyst Paul Dergarabedian.

"We're barreling toward a record-breaking box-office year," Dergarabedian said. "It's built on the back of just a lot of really strong movies that have come out over the past few weekends. It bodes very well for the rest of the holidays."

The "Twilight" finale, "Skyfall" and "Lincoln" finished in the same top-three rankings for the second-straight weekend as new releases were unable to dislodge the holdovers.

Released by Lionsgate's Summit Entertainment banner, "Breaking Dawn ? Part 2," pulled in $43.1 million from Friday to Sunday, raising its domestic total to $227 million. The movie added $97.4 million overseas to bring its international total to $350.8 million and its worldwide take to $577.7 million.

Sony's "Skyfall" also topped $200 million domestically, ringing up $36 million for the three-day weekend to put its U.S. total at $221.7 million. With $41.3 million more overseas, "Skyfall" raised its international revenues to $568.4 million and its worldwide sales to $790.1 million.

"Lincoln," a DreamWorks film distributed by Disney, took in $25 million over the weekend to lift its domestic revenue to $62.2 million.

Leading the newcomers was Paramount and DreamWorks Animation's tale "Rise of the Guardians" at No. 4 with $24 million for the weekend and $32.6 million since opening Wednesday.

Based on William Joyce's "Guardians of Childhood" books, "Rise of the Guardians" gathers Santa Claus, the Easter Bunny, the Tooth Fairy and other mythical beings as a team of heroes battling an evil overlord.

Close behind at No. 5 was director Ang Lee's shipwreck saga "Life of Pi" at No. 5 with $22 million over the weekend. The 20th Century Fox release has taken in $30.2 million domestically since its Wednesday debut and added $17.5 million in four Asian markets.

"Life of Pi" was adapted from Yann Martel's best-selling novel about an Indian youth adrift on a lifeboat with a Bengal tiger. Many fans considered the introspective novel impossible to film, but Lee has charmed audiences and critics with an inspiring survival story told through dazzling 3-D images.

The weekend's other new wide release, a remake of the 1980s U.S.-invasion tale "Red Dawn," opened at No. 7 with $14.6 million, raising its total to $22 million since debuting Wednesday.

"Red Dawn" sat on the shelf for three years while studio backer MGM went through bankruptcy, with distributor FilmDistrict eventually picking it up for domestic release. The movie's cast includes Chris Hemsworth ("Thor") and Josh Hutcherson ("The Hunger Games") in a story of young guerrillas battling North Korean invaders.

In limited release, Fox Searchlight's "Hitchcock" opened solidly with about $300,000 in 17 theaters. The movie stars Anthony Hopkins as Alfred Hitchcock in a behind-the-scenes story of the making of "Psycho."

The weekend's overall strength came from a broad range of films that clicked with various audiences, from action and family fare to thoughtful drama.

"This is a marketplace that has something for everyone," said Chris Aronson, head of distribution for 20th Century Fox. "You have something deeper like 'Life of Pi,' yet you have a very successful sequel in 'Twilight' at the same time. Adult bio-drama, if you will, in 'Lincoln,' and you have Bond. That's the secret to a very successful and balanced marketplace."

Estimated ticket sales for Friday through Sunday at U.S. and Canadian theaters, according to Hollywood.com. Where available, latest international numbers are also included. Final domestic figures will be released Monday.
